The homeowner heard a loud bang from the garage on a Tuesday morning and found the door hanging crooked, too heavy to lift by hand. A single broken torsion spring had taken the cable with it. We arrived that afternoon with the correct spring for a 16-foot Clopay steel door, swapped both springs (they’re a matched pair - replacing one without the other is asking for trouble), installed new cables, and ran a full balance and safety check. Door moved smooth and quiet. The customer told us it hadn’t operated that easily in years.
Full Door Replacement - Sky Ranch Neighborhood


This was a classic Santee situation - the original wood door from 1986 had finally given up. Dry rot at the bottom, paint flaking, and the panels were warped enough that daylight showed through the sides. We measured the opening, helped the homeowner pick an Amarr Stratford collection door with R-value insulation that makes a real difference when summer heat hits the east-facing garage in Sky Ranch. Installed new track, hardware, and a LiftMaster belt-drive opener. The door runs quiet enough that they don’t hear it from the bedroom anymore.
Opener Upgrade with Smart Features - Mission View


The old opener had no safety sensors and the chain had stretched to where the door bounced at the bottom. Not something we let stay in service. We installed a current-model LiftMaster with integrated camera, battery backup for power outages, and full smartphone control. The homeowner in Mission View travels regularly and wanted to see if the door was actually closed when they’re at the airport. Now they check from their phone, and the opener sends alerts if it opens unexpectedly. We also added new safety sensors and a force test to bring everything current with California requirements.
Cable and Roller Overhaul - Riverview


Door was shaking on the way up and screeching on the way down. In Riverview, we see a lot of this - the steel rollers rust in the humidity off the San Diego River, and the cables fray where they wrap around the drum. We replaced both lift cables, swapped ten steel rollers for sealed nylon ones that don’t need grease, and realigned the vertical track where it had worked loose from the jamb. Lubed the springs and hinges with proper garage door lubricant, not WD-40. Customer said it sounded like a different house.
Emergency Off-Track Repair - Santee Town Center Area


Backing out in a hurry, the driver clipped the bottom corner of the door and popped two rollers clean out of the track. Door was wedged at an angle, won’t move, and the car was stuck inside. We got the call at 7:30 PM on a Saturday - live person answered, technician was out in under an hour. Straightened the bent track section, replaced the damaged rollers, and checked the horizontal track alignment. Tested full up-and-down travel and the auto-reverse pressure. The door was working before the homeowner’s neighbor even finished asking if they knew a guy.
Weather Seal and Bottom Retainer Replacement - Carlton Hills


Santa Ana winds were pushing dust and leaves straight into this Carlton Hills garage. The old vinyl seal had hardened and cracked, and the retainer was bent where someone had backed into it. We installed a new aluminum bottom retainer and a flexible EPDM rubber seal that actually conforms to the slight slope of the concrete floor. Checked the side and top seals while we were there - they were salvageable with adjustment. Customer noticed the difference that same afternoon when the wind picked up and the garage stayed clean.
